The importance of a reliable foundation cannot be ignored during property construction. The foundation of your property will determine how long the building will last. Taking proper care of the foundation will go a long way in making your home stand tall and strong for ages.

Most houses in Australia have timber foundations. Timber stumps are resistant to termite invasions and rotting. However, after some years, even the strongest stumps will wear off, creating the need for restumping. Restumping is the process of replacing old and worn-out foundation timbers with new and strong ones to increase the longevity of a property. Most property owners do not know when to restump their buildings.

Any of the following signs is an indication that your property needs restumping:

Uneven Floors

Uneven floors could be an indication that the timber stumps of your property are beginning to rot. You might not be able to notice uneven floors by just observing with your naked eyes. You are more likely to feel the uneven floors while walking around the house; it will feel like walking uphill and sometimes downhill.

A marble can help you determine easily if the floors of your house are even or not. Simply release a marble to roll on the floor. Your floors are uneven if the marble rolls in various directions. If that is the situation, ensure that you get a professional to restump your foundation before it collapses, which could you cost you even more.

Frequent Exposure to Moisture

The timber stumps used in your foundation will get damaged sooner than expected if the foundation is constantly subjected to moisture. The timber stumps will attract termites if they are always moist. The cellulose fibre present in wood is food for termites. Once the moisture has attracted the termites, they will not stop the invasion until the foundation stumps are reduced to a shell.

Besides termite invasion, moisture will cause your foundation stump to rot, risking your house to collapse. It would be wise to hire professionals regularly to inspect the condition of your foundation stumps and determine if restumping would be necessary.
